Project Delivery Methods

We routinely perform work under a diverse range of delivery models, including Design-Build, Progressive Design-Build, Design-Assist, Integrated Project Delivery (IPD), Bridged Design-Build, and traditional Design-Bid-Build. We are also well-versed with Mechanical Contractor/Construction Manager (MCCM), Electrical Contractor/Construction Manager (ECCM), and Oregon’s Trade Partner delivery frameworks within the context of Design-Build and Design-Assist delivery methods. Regardless of the approach, our objective is consistent: integrate as early possible, collaborate effectively, and align execution strategies with project goals to deliver safe, high-quality outcomes.

Contract Strategies

We have also delivered work under a variety of contract methodologies, including Guaranteed Maximum Price (GMP), Maximum Allowable Subcontract (MASC), Cost-Plus Fee, Time and Material (T&M) Not-to-Exceed (NTE), lump sum, and unit-price agreements. We tailor our management approach to each contract structure, adjusting our approach to project controls, reporting, procurement, and risk allocation accordingly.

For instance, under GMP, MASC, and Cost-Plus agreements, we generate value in preconstruction through transparent open-book estimating, exhaustive value-engineering, and proactive risk identification to support informed decision-making and maintain budget certainty. For T&M and NTE engagements, we lean on our detailed labor tracking, productivity monitoring, and real-time reporting to ensure transparency and accountability. In lump-sum environments, we integrate with project stakeholders to maximize value on the front-end and utilize our suite of project controls to provide budget and schedule certainty throughout the construction phase.
